What is the Business Directory?
The Business Directory is a searchable list of services that landlords use to find vendors by
service type and location. Landlords search by ZIP code and service category,
and results are filtered based on the information you provide.
Your listing appears only for the services and coverage areas you select.
Who can add a Business Directory listing?
Only Advertiser and Combo members can add and manage Business Directory listings.
How many Business Directory ads can I have?
Each advertiser may have up to 5 active Business Directory ads at one time.
Each ad represents a single service you provide.
What counts as a “service”?
A service is a specific, active offering you provide to landlords (for example: property management,
handyman services, eviction attorney, pest control).
Each service you add creates a separate searchable listing. Only select services you actively provide.
Can I add multiple services?
Yes, as long as you actively provide them and stay within the 5-ad limit.
Accuracy matters more than quantity. Adding services you do not actually provide reduces lead quality
and may result in enforcement action if done repeatedly.
When do my ads go live?
Business Directory ads go live immediately after you save them.
However, all ads are subject to review at any time.
Are ads reviewed or moderated?
Listings are not pre-approved before going live, but they may be reviewed if reported or flagged.
Ads that are misleading, inaccurate, or spammy may be removed.
What happens if my ad is reported?
If an ad is reported, it may be removed while it is reviewed.
Advertisers who repeatedly ignore platform rules or submit misleading listings may be
manually policed, restricted, or removed from the directory.
How does ZIP code and coverage radius work?
Landlords search by ZIP code. Your ad appears when the searched ZIP falls within the
coverage radius you set.
Larger radii increase visibility but often reduce lead quality. Smaller, realistic coverage
areas typically perform better.
Why don’t I show up in search results?
Common reasons include:
- The selected service does not match the search
- The searched ZIP code is outside your coverage radius
- Your ad is paused
- Changes were not saved
Can I edit or pause my ads?
Yes. You can edit services, coverage areas, and contact information at any time.
Pausing an ad removes it from search results without deleting it.
How do landlords contact me?
Landlords contact you using the information you provide (phone, email, or website).
There is no internal messaging system. You are responsible for responding to inquiries.
Does Underground Landlord screen leads?
No. Underground Landlord provides discovery and visibility only.
Lead quality depends on accurate services, realistic coverage areas, and clear descriptions.
What are classified listings?
Classified listings allow advertisers to post properties, deals, services, or opportunities
to the classifieds marketplace.
How many classified listings can I post?
Advertiser and Combo members may post unlimited classified listings.
Can I edit or remove classified listings?
Yes. Classified listings can be edited or removed at any time.
Can I downgrade my Advertiser membership?
At this time, downgrading is not supported. Business Directory access is tied to
an active Advertiser or Combo membership.
What happens if my membership ends?
If your Advertiser or Combo membership ends, your Business Directory ads will no longer be active.
Is there a formal set of advertising rules?
Yes. Advertisers are required to follow the platform’s Terms and advertising guidelines.
