The Blue Ridge Parkway runs through the city’s southern edge, Carvins Cove reservoir offers mountain biking and hiking minutes from downtown, and the Roanoke Star and Mill Mountain views give the city a scenic identity that has attracted outdoor recreation enthusiasts and remote workers who want genuine mountain access without paying Asheville prices.

Virginia requires 5-day written pay-or-quit notice (§55.1-1245(F)). No statutory grace period, but rent must be 5 days late before late fees apply (§55.1-1204.1). Tenant can redeem tenancy by paying all rent, late fees, attorney fees, and court costs on or before the court return date (§55.1-1250). Tenant may also present a "redemption tender" - a written commitment from a government or nonprofit entity to pay within 10 days of return date. Late fee cap: 10% of periodic rent. The Eviction Diversion Program was renewed and expanded in 2025, allowing qualifying lower-income tenants to be placed on court-ordered payment plans.
Serve the required notice based on the eviction reason (nonpayment or lease violation).
Wait for the notice period to expire. If tenant cures the issue (where allowed), the process stops.
File an eviction case with the General District Court. Pay the filing fee (~$58).
Tenant is served with a summons and has the opportunity to respond.
Attend the court hearing and present your case.
If you prevail, obtain a writ of possession from the court.
Law enforcement executes the writ and removes the tenant if necessary.

Roanoke City Virginia Landlord-Tenant Law: The Magic City Reborn — Healthcare Anchors, Mountain Amenities, and a Tuesday/Friday Civil Docket
Roanoke earned its “Magic City” nickname in the 1880s when the Norfolk and Western Railroad decided to build its main repair shops there and transformed a small farming community into a thriving industrial hub almost overnight. A century and a half later, the city is performing another kind of magic — reinventing itself from its post-industrial doldrums into one of Western Virginia’s most livable and increasingly desirable small cities. The key ingredient this time is Carilion Clinic, the integrated healthcare system that has grown from a regional hospital network into one of Virginia’s largest employers and healthcare providers, and its partnership with Virginia Tech that produced the Carilion School of Medicine and Research Institute, giving Roanoke a genuine research university presence for the first time in its history. Medical students, residents, fellows, faculty, and the thousands of Carilion clinical and administrative staff together form the backbone of the city’s professional rental market.
The outdoor recreation economy adds another demand layer that has accelerated in the past decade. The Blue Ridge Parkway, the Appalachian Trail, Carvins Cove, and the Roanoke River Greenway have made the city a magnet for hikers, mountain bikers, trail runners, and the remote workers who follow them. Grandin Village — with its independent theater, restaurant strip, and walkable residential blocks — commands some of the highest rents in the city and attracts tenants who are willing to pay for neighborhood character. Old Southwest, Belmont, and Wasena offer more affordable alternatives with strong bones and genuine walkability. The downtown Market District has come back to life with the Roanoke City Market, restaurants, and event venues that have made the core viable again.
