Spotsylvania County is one of Virginia’s fastest-growing jurisdictions, with approximately 140,000 residents and rapid residential development along the I-95 / Route 3 corridor south of Fredericksburg. As the southernmost of the Fredericksburg area’s three core counties (along with Stafford and the City of Fredericksburg), Spotsylvania has absorbed enormous population growth driven by Northern Virginia and DC metro commuters seeking larger homes at lower prices. The county is bisected by several Civil War battlefield sites, and its communities — Chancellor, Locust Grove, Spotsylvania Courthouse, the Courthouse Road corridor — blend Civil War heritage tourism with rapid suburban growth.
Year-round residential rents run $1,500–$2,200/month, driven by the Northern Virginia commuter premium. The GDC at 9111 Courthouse Road runs UD on 1st, 2nd & 3rd Tuesdays at 9:00 a.m. with civil trials at 10:30 a.m. by appointment. The court is transitioning schedules — call ahead for good filing dates. First continuance by Clerk with all parties’ consent; subsequent by Judge; any continuance over 90 days by Judge only.

Late Fees
Capped at 10% of monthly rent. At $1,850/month max late fee = $185.
Virginia requires 5-day written pay-or-quit notice (§55.1-1245(F)). No statutory grace period, but rent must be 5 days late before late fees apply (§55.1-1204.1). Tenant can redeem tenancy by paying all rent, late fees, attorney fees, and court costs on or before the court return date (§55.1-1250). Tenant may also present a "redemption tender" - a written commitment from a government or nonprofit entity to pay within 10 days of return date. Late fee cap: 10% of periodic rent. The Eviction Diversion Program was renewed and expanded in 2025, allowing qualifying lower-income tenants to be placed on court-ordered payment plans.
Serve the required notice based on the eviction reason (nonpayment or lease violation).
Wait for the notice period to expire. If tenant cures the issue (where allowed), the process stops.
File an eviction case with the General District Court. Pay the filing fee (~$58).
Tenant is served with a summons and has the opportunity to respond.
Attend the court hearing and present your case.
If you prevail, obtain a writ of possession from the court.
Law enforcement executes the writ and removes the tenant if necessary.

🏠 Screening Tips
Spotsylvania’s dominant tenant is the Northern Virginia/DC commuter with professional income — verify job stability (ask for HR letter on remote work), apply 3x monthly rent. High security deposits ($3,000–$4,400) — detailed move-in/out documentation critical. Call the clerk before filing — schedule is in transition. UD: 1st–3rd Tuesdays at 9 a.m. First continuance by Clerk with all parties’ consent.
Spotsylvania County Virginia Landlord-Tenant Law: Fredericksburg MSA Growth County Guide
Spotsylvania County has been one of Virginia’s most consistently fast-growing jurisdictions for two decades. Positioned south of Fredericksburg along I-95, the county has served as the primary land bank for the Fredericksburg MSA’s population expansion, with master-planned communities, large subdivisions, and commercial corridors spreading across land that was farmland and battlefield as recently as the 1990s. The county’s population has more than doubled since 2000 and is projected to continue growing, driven by the same Northern Virginia/DC commuter demand that has transformed neighboring Stafford County.
The Spotsylvania Commuter Rental Market
Year-round residential rents of $1,500–$2,200/month are well above the statewide rural average but below Northern Virginia proper, which is precisely the market position that makes Spotsylvania attractive to commuters. The typical Spotsylvania renter is a two-income household with federal government or defense contractor employment in the DC/Northern Virginia orbit, commuting either by car on I-95 or via the VRE Fredericksburg Line. These tenants have strong and verifiable income but can be highly sensitive to commuting costs and remote work policy changes. Landlords should apply the standard 3x monthly rent income test and, for remote workers, request employer confirmation of ongoing remote work arrangements.
